<p>I just finished a 3-day training seminar with Johnny Loewy.&nbsp; He was written up in the Wall Street Journal, being one of the Top 50 Real Estate Agents in the entire country.&nbsp; We are so blessed that he is part of the Exit Realty family.&nbsp; He and his wife, Amber, conduct a variety of training seminars for REALTORS to teach them everything he knows and how he became one of the Top 50.&nbsp; Overwhelming, how much powerful information he packs into 3 days.&nbsp; I never knew how many different ways a REALTOR could successfully prospect for home buyers, fsbo's, expired's &amp; withdrawn's, and sellers.&nbsp; I have implemented several ways to make my listings attract more business, but Johnny Loewy takes it to the extreme.&nbsp; This seminar was in Nashville, TN, but REALTORS, if you ever get a chance to attend one of his seminars, you cannot afford to miss this.&nbsp; He conducts seminars across the US and Canada.</p>

What is Happening in the Nashville, TN Real Estate Market? Is this Happening Elsewhere?

I would appreciate feedback from other REALTORS, home buyers, and home sellers on this.


I keep track of monthly statistics on parts of the Greater Nashville real estate market (specifically the zip codes 37215,37205,37203,37212,37220,37204,37027,37067,37069 in Nashville, Brentwood, and Franklin). We have heard for a couple of months that home showings are up tremendously from the 1st quarter of 2008 to same period in 2009. If you talk to REALTORS, Title and Closing companies, Mortgage officers, appraisers, inspectors, etc. everyone seems to be in agreement that the activity in the Nashville area is up. GREAT NEWS! The statistics so far do not reflect the increase. I will give it a couple of days for all the data on April activity to be recorded, then I will update my charts. But another thing I have been hearing on the street is that an unusually high number of deals are falling apart before they get to closing. I am curious to hear from REALTORS, home buyers, and home sellers if this current trend is only in the Middle Tennessee area or across the country. I also would like feedback from anyone for 2 specific points.


1. If this is truly happening widespread, what are the issues causing the problem? Why are deals falling apart?


2. What, if anything, can we as REALTORS do to assist and prepare our buyers and sellers to improve their chances of getting to closing? If the problems are out of our control, then we just have to ride it out. But if not, then we REALTORS owe it to our clients and prospects to educate ourselves on the current problems and come up with solutions.

Mexican Restaurant in West Nashville

OK, it’s been way too long, but a lot has happened and I know I have a lot of ‘splaining to do, Lucy. (That’s what Guido, I mean Angelo calls me).

Now, that I’m back and here to stay, I was going to write about the next Nashville Area Mexican restaurant experience, but I just heard the news about Las Chivas and that about takes care of anything I could possibly talk about. So, we will not be discussing our experience, even though it was reasonably pleasant, when we visited there not too long ago.

However, I will tell you about a little known place on Charlotte Pike, near the new Nashville West Shopping Market. For newcomers, that is the west side of Nashville about 6 or 7 miles out from the center. The shopping center is on the north side of Charlotte in the Hillwood part of town. This restaurant really does compare to some of the best Mexican restaurants in New York. Now, calm down all you Texas, New Mexico and Southern California people, that’s a different Mexican type of cooking. When we were truck drivers, (did I forget to mention that), we experienced some of the best Mexican food in the country in many different great states in this nation. But, people, we live here now in Nashville, so we have to deal with what we have to work with. Praise the Lord; it’s a million times better than when I got here 14 years ago!

So, back to Tequila’s Mexican Restaurant. The owner, Luis and his newly promoted manager, Armando, have a really good thing going. We love the ambiance and the quality and quantity of the food is fabulous! My favorite dish is Camarones al Ajo or something close to that. (Mexican shrimp scampi!) Very, very Kosher?! My husbands’ fav is Chicken Chipotle. This is a spicy, but not too hot dish that combines some spices not usually found in this recipe. We are both NOT sour cream people, but there is a tiny amount stirred into the sauce of this particular dish along with peppers and onions; and it does taste yummy! Not at all like the typical rearranging of the same ingredients that is sooooo common in Mexican restaurants.


Now, the real reason we love Tequila’s is their margaritas!!! Muy yummy too! They have different specials going during the month and there are always coupons to be found in the various coupon magazines. They also have a nice variety of specialty tequilas, including our favorite, Asom Broso 100% agave – LaRosa Reposado. On occasion they have tequila tasting events in conjunction with a local liquor store.

We have also held a couple of parties for our Real Estate Agents and guests at Tequila’s. Luis has designed the restaurant to be able to have all different size parties there with a private bar and sectioned off rooms separate from the rest of the restaurant. Therefore, as pitchers of margaritas are being consumed, we don’t disturb the normal people in the restaurant.

All in all, we give this Mexican restaurant two thumbs up and highly recommend the trip, especially if you are shopping in the Nashville West shopping center or Costco.

dining in nashville from a NY perspective!

OK, my husband has finally put his foot down, and for those of you who know him, those are impressive feet! For those of you who don't, you'll just have to invite him on your boat this season and see them for yourselves!! Of course, I accompany those feet everywhere they go and bring my own spectacular pair!

He has insisted I blog (I barely know what that word means) on our experiences at various restaurants here in Nashville that we visit in our pursuit of a NY quality dining adventure! He's positive you will enjoy because it's about our favorite subject: food. So, we checked out a relatively new Mexican restaurant in the heart of Belle Meade last Friday night. It occupies the old location of Goldie's in the Kroger shopping center on Harding Road. But, it has definitely been re-decorated and is called Las Maracas! We went at 5:45 PM, the heart of the family dining hour and the place was jumping with multiples of seriously large family groups. I heard a kid yell, "New York" and I knew I found another good spot for Mexican. Very bright and cheery and we experienced instant service. A basket of warm tortilla chips and a bowl of salsa with fresh cilantro appeared on the table while we ordered a monster margarita. The margarita arrived and it was humongous, which we realized was necessary, given the hour and the noise level. OK, it was the dinner hour, and once the tequila kicked in, the families left and we heard the lovely Mexican music from the speakers, it was really nice. And then, who should walk in but Bond. Not James, Anthony, his distant 4Th cousin, twelfth removed on his mother's brother's side.

Who does Angelo, my husband, not know? (we can't use his real name, nor I, because we are in the witness protection program and we are in real estate, so we have to be extraordinarily careful, if you get my drift), Angelo runs into someone he knows no matter where we go. He's actually almost a native Nashvillian. Yeah, I know, he's still in shock that he's married to me. I am the one from NY in case you weren't sure). So, in walks Mr. Bond with his fiance and they instantly recognized each other, and you don't need the details. Needless to say, I just kept eating.

My final comment will be on the food. We had a hard time deciding what to order because everything looked really good on other people's plates. We decided on one Burrito Jalisco and one Sante Fe Chicken. Yummy! Wonderful taste, presentation, quality and quantity!
